Construction of the newest student living complex adjacent to the Georgia Southern University’s campus is underway at the former University Plaza, across from Dingus MaGee’s and Centennial Place.

Behind the development is Rael Development Corporation, an investment team based out of Dallas, Texas, who took over development on the property in 2022 after the previously planned complex never came to fruition. The city of Statesboro and Georgia Southern have worked diligently with Rael Corp. in order to manage the planning and construction of the complex, valued at $61 million.

Rael Corp. is describing the project as market-leading in every category, boasting contemporary design, thoughtful amenities and an unbeatable location. The current renderings of the proposed 250-unit, 636-bed complex feature a luxury rooftop pool and social patio, plus a coffee shop.

“I can certainly say that no single building permit on the books is this large,” says Planning and housing Administrator, Justin Williams.

Heading the construction of the complex are Broeren Russo Builders Inc. and Mill Creek Construction.

Originally, the development plans included a multi-story parking garage that would have been the first of its kind in Statesboro. This portion of the project is still in the works though, and it is speculated that only one level of parking will be a part of the design.

Charm on Georgia Ave is expecting to welcome residents in the Fall of 2025.
