Overview: As a Maintenance Technician, you will be responsible for ensuring the overall maintenance and upkeep of our rental properties. Your primary goal will be to maintain a safe and comfortable living environment for our residents while preserving the property’s value.
Responsibilities
General Maintenance:
Perform routine maintenance tasks such as repairing HVAC systems, plumbing, electrical wiring, and appliances.
Conduct inspections to identify and resolve maintenance issues in a timely manner.
Ensure all maintenance and repairs are completed according to company standards and guidelines.
Repairs:
Respond promptly to repair requests and emergencies, including after-hours on-call duties as needed.
Repair or replace broken appliances, fixtures, equipment, and parts as needed.
Troubleshoot issues to determine the root cause and best solution.
Groundskeeping:
Monitor grounds to ensure a clean and attractive appearance.
Monitor and maintain irrigation systems.
Safety and Compliance:
Follow safety protocols and maintain a safe work environment.
Ensure compliance with all health and safety regulations, including OSHA standards.
Conduct regular inspections of the property to identify and address safety hazards.
Tenant Relations:
Interact professionally with residents and address their maintenance concerns promptly.
Maintain a positive customer service attitude and foster good relationships with tenants.
Keep tenants informed about maintenance schedules and upcoming repairs.
Documentation and Reporting:
Document maintenance activities, repairs, and inspections accurately and timely.
Prepare reports for management regarding maintenance operations and expenses.
Maintain inventory of supplies and equipment necessary for maintenance duties.
Qualifications:
Proven experience as a maintenance technician or similar role, preferably in a residential setting.
Knowledge of general maintenance processes and methods (e.g., HVAC, plumbing, electrical).
Basic understanding of HVAC, plumbing, and electrical systems.
Ability to work independently with minimal supervision.
Excellent problem-solving skills and attention to detail.
Good communication and interpersonal skills.
High school diploma or equivalent; technical certification or training is a plus.
Physical Requirements:
Ability to lift and carry heavy objects (up to 50 pounds) and perform physical tasks such as bending, kneeling, and climbing.
Ability to work outdoors in various weather conditions.
