CCI Real Estate, a real estate investment company centered on missional impact and community transformation, announced that it has closed on a construction loan for the redevelopment of a 1.79-acre site adjacent to the Georgia Southern University campus. The project is part of a long-term partnership with the Baptist Collegiate Ministry (BCM) in Statesboro, Georgia, and demolition is complete and sitework has now started on the mixed-use development that will replace the existing building.

CCI, with the assistance of its debt capital advisor, Summerhill CRE, successfully secured financing for the multi-story development with South Georgia-based Morris Bank. The project will provide residential units, small-scale retail and gathering spaces for students, faculty and visitors at 1701 Chandler Road, near the core of Georgia Southern’s campus in Statesboro. The site previously served as the original home of the local BCM for 79 years. The proposed project will create larger spaces for ministry and fellowship while offering much-needed housing for students. BCM at Georgia Southern will continue to operate and serve students and the community within the new space.

"This marks an important milestone for our project at Georgia Southern, and we are deeply grateful for Morris Bank’s invaluable support in helping us achieve our goals," said Jeff Warwick, CEO of CCI. "We are eager to further BCM's mission adjacent to the Georgia Southern’s campus by establishing a new space where students can live, collaborate, and uphold the longstanding tradition of fellowship and community in Statesboro. With apartment preleasing kicking off later this year, momentum is building for this transformative project."

Pre-leasing for the apartment units within the new development will begin in Fall 2025, with an expected completion for the full project in Summer 2026. BCM originally started at Georgia Southern in 1946, connecting students with the local Baptist church and offering a platform for ministry within the community. CCI’s goal is to modernize and expand the offerings on the property owned by BCM, so that it can continue to serve Statesboro for years to come.

"We believe in empowering initiatives that bring people together and create lasting value,” said Spence Mullis, Chairman and CEO of Morris Bank. “Morris Bank is honored to support the redevelopment of the Baptist Collegiate Ministry property, which will undoubtedly become a vital hub for student life and community engagement at Georgia Southern University."

In 2024, CCI also announced the redevelopments of the BCM properties at the University of Georgia in Athens, Georgia and Georgia Institute of Technology in Atlanta. These projects include the redevelopment of irreplaceable on-campus sites into multi-story developments to provide residential units, support retail and dynamic gathering spaces for students, faculty, and visitors.
